Recommended Portland Home Inspections


Consider these inspections before purchasing your new Portland home

As Realtors we are trained and licensed to assist you in the purchase of your Portland home. We are not, however, licensed to perform inspections, give legal advice, conduct surveys, provide tax information, or furnish many other specialized services that are important to your purchasing decision. You should make the purchase subject to the satisfactory resolution of your questions about the property, then consult experts who specialize in those areas of concern before making a final decision to purchase your home. This list is intended to identify the most common inspections and verifications homebuyers should consider undertaking, but it is not exhaustive or complete.

Property Inspections

General Whole House Inspection

  • Electrical System
  • Exterior Siding
  • Fireplace/Chimney
  • Heating/Cooling
  • Pest & Dry Rot
  • Plumbing System
  • Roof

Specialized Inspections

  • Underground Heating Oil Tank
  • Septic System/Sewer Lines
  • Soil Stability
  • Structural (Engineering)
  • Water Related Damage (e.g. mold)
  • Asbestos
  • Radon
  • Lead-Based Paint

Private Water Well

If the domestic water is supplied by a well, then after the Seller’s acceptance and pursuant to ORS 448.271, the Seller must promptly have the well tested for nitrates and coliform bacteria and submit the test results to the buyer and the Oregon Department of Human Services. The Seller must also register the well, if not already registered, with the Oregon Water Resources Department. You should also consider testing the well for:
  • Arsenic
  • Lead
  • Extended Contaminants Test (“Top 20”)
  • Well Flow Test: A licensed well tester measures the volume of water produced from a well used for domestic purposes. Typically, well flow tests are four hours in length.

Portland Home Buyer Protection Plans

Home protection plans are available that provide for the repair or replacement, for one full year from closing, of a home’s covered mechanical systems and major appliances that break down due to normal wear and tear. There are important limitations and exclusions, so you should carefully read the application materials.

  • Condo/HOA Minutes and Financials
  • Easements and Deed Restrictions
  • Fire Protection District
  • Flood Plain Designation
  • Insurability
  • Lot Size, Boundaries and Corners
  • Prior Damage/Claims
  • School Boundaries
  • Seismic Risk
  • Square Footage of Structure
  • Utilities/Sewer Hook Up/ Availability
  • Zoning/Allowable Uses
