Your lender should represent you.

Most development builders have affiliated lenders with tempting incentive packages, but make sure to shop around before signing up. The preferred lender may have competing interests, while you want a lender who can give objective advice. Choose a lender who is familiar with new construction loans to make sure the closing process goes smoothly.

Inspectors are quality control.

Even top-quality manufacturers occasionally produce lemons. To make sure your new home matches the quality you agreed upon, be sure to hire a licensed inspector upon the home’s completion. Your inspector will help you identify any defects before escrow closes or your builder’s warranty expires.

Choose your neighbors.

Build a new community within a new development, or join an already-thriving community by building on an empty lot. As you think about where to place your future constructed home, you will have the opportunity to vet the folks who will make up your neighborhood.

Read the fine print.

Purchase contracts let you know exactly what to expect, assuming you know how to read them. Price, earnest deposit amount, timelines, even appliance upgrades are all up for negotiation, but once the contract is signed you’ve missed your chance.
